Every price on this page is the whole price. SYND LTD is not VAT registered, so nothing is added at the end.

What you would pay in a year
Move the slider to your rent. The comparison is an illustration, not a quote from any named agent: the same 12% plus VAT and a £500 set-up fee. Extras such as works and inventories are left out of both sides.
Tenant fees
Tenants pay SYND no fees. Under the Tenant Fees Act 2019 the only payments we take from tenants are those the law allows:
- Rent. No more than one month can be asked for in advance, and only once the tenancy has been agreed
- A holding deposit of no more than one week's rent
- A tenancy deposit of no more than five weeks' rent (six weeks where the rent is £50,000 a year or more), protected in a government-approved scheme
- £50 for a change to the tenancy the tenant asks for, or more if higher reasonable costs are shown
- The reasonable, evidenced cost of replacing a lost key or security device
- Interest on rent more than 14 days late, at 3% above the Bank of England base rate
- Utilities, council tax, TV licence and broadband or phone, where the tenancy makes the tenant responsible
