Tenant fees

Tenants pay SYND no fees. Under the Tenant Fees Act 2019 the only payments we take from tenants are those the law allows:

  • Rent. No more than one month can be asked for in advance, and only once the tenancy has been agreed
  • A holding deposit of no more than one week's rent
  • A tenancy deposit of no more than five weeks' rent (six weeks where the rent is £50,000 a year or more), protected in a government-approved scheme
  • £50 for a change to the tenancy the tenant asks for, or more if higher reasonable costs are shown
  • The reasonable, evidenced cost of replacing a lost key or security device
  • Interest on rent more than 14 days late, at 3% above the Bank of England base rate
  • Utilities, council tax, TV licence and broadband or phone, where the tenancy makes the tenant responsible
