What does 12% include?
Everything a let needs: finding and referencing a tenant, the tenancy agreement, deposit protection, collecting and chasing rent, arranging repairs, safety certificate reminders, two inspections a year and the paperwork the Renters' Rights Act now requires.
Is there VAT on top?
No. SYND LTD is not VAT registered, so 12% is the whole fee. Many agents quote a percentage and add 20% VAT.
Is there a minimum contract?
No. Either side can end management with two months' notice.
I already have a tenant. Can you take over?
Yes. We check the existing paperwork, register anything missing, introduce ourselves to your tenant and take over rent collection from the next payment date.
Do tenants pay you anything?
No. Tenant fees are banned in England and we charge tenants nothing beyond the payments the law allows, such as the deposit and rent.
How quickly can you let my home?
It depends on the price, the condition and the time of year. At the valuation we tell you what to expect and anything likely to slow the let down.
Who holds the deposit?
Every deposit is registered with a government-approved deposit protection scheme within the legal time limit, and the tenant receives the prescribed information.
