Gas safety is due every 12 months, an EICR every five years and an EPC every ten. A let home needs an EPC rating of E or better.

What mortgage interest rules do to your tax
Individual landlords cannot deduct mortgage interest from rental profit. Instead they get a tax credit of 20% of the interest. Higher-rate taxpayers feel the difference most.
2026/27 bands for England: personal allowance £12,570, basic rate to £50,270, higher rate to £125,140. Rates on property income are due to rise by two points from April 2027. This is a simplified estimate, not tax advice. It ignores carried-forward interest and some limits on the credit, so check with your accountant.

When can you next raise the rent?
Under the Renters' Rights Act rent can rise once a year through a section 13 notice, giving the tenant at least two months' notice. The new rent can start no sooner than 52 weeks after the last increase, at the start of a rent period.

Most referencing asks for a yearly income of 30 times the monthly rent, or 36 times for a guarantor. Tenants can use this too.
