No tenant, no fee
£600 once, only when your tenant moves in. High street agents charge about 11% of the first year's rent plus VAT: roughly £2,400 on a £1,500 home.
Verified Tenant Report
Before you decide, you get one page per applicant: identity and Right to Rent result, income checked through open banking, credit history, a previous landlord reference and an affordability score. You choose, with the evidence in front of you.
Six-month replacement promise
If your tenant leaves or the tenancy ends within six months, we find the next tenant for free. One replacement per let.
Never moved in illegally
We will not hand over keys until the gas certificate, electrical report, EPC, smoke and carbon monoxide alarms, deposit registration and written statement of terms are in place. A tenancy that starts wrong is the most expensive mistake a landlord can make.
Answered day and night
Our AI receptionist answers enquiries about your home at any hour and books in serious applicants, so good tenants do not drift to the next listing.
Upgrade with credit
Move to full management within three months and we credit £300 of your tenant find fee against your management fees.
How it works
From listing to keys
- Free valuation and one fixed asking rent. The law now bans rental bidding, so we advertise one price and never accept more.
- Listed within 48 hours of your go-ahead: photos, floorplan, video tour and the material information buyers of a let now expect, on the major portals.
- Every enquiry answered. Applicants book accompanied or live video viewings.
- Full referencing for each adult, including open banking income checks and Right to Rent.
- Your Verified Tenant Report. You choose; we never accept a holding deposit before you have.
- Holding deposit of no more than one week's rent, tenancy agreed within 15 days, deposit registered, prescribed information served.
- Move-in day with a photo inventory (£120 if you want one), meter readings and keys. Then a hand-over pack so you can manage with confidence.

Quality, applied fairly
Every applicant is measured against the same written standard, so the best tenant wins on evidence.
- Verified income of at least 30 times the monthly rent a year, from any lawful source, or a UK guarantor earning 36 times
- A satisfactory reference from the current or last landlord
- Credit history reviewed case by case, not by a blanket rule
- A valid Right to Rent check before the tenancy starts
The Renters' Rights Act makes it unlawful to refuse someone because they have children or receive benefits, and pet requests must be considered fairly. We follow that law and help you do the same. Requests for a pet are answered within 28 days and can be covered by pet damage insurance.
