Leaving or switching your letting agent: your notice date, exit date and what it costs
For landlords in England who are managed by another agent. Type five things from your agency agreement to see the last day to give notice, the earliest day you can leave, what you will pay until then, and a like-for-like line against SYND. Free, no sign-up, nothing stored.

Your notice period: when can you leave, and what does staying cost?
Most agency agreements have a minimum term, a notice period, and a fee that runs until the day you leave. Some keep charging after you have gone. The dates and figures here are worked out only from what you type, so check them against your agreement before you give notice.
Changing agent does not change the tenancy. Your tenant keeps the same rights and the deposit stays protected; you or the new agent write to the tenant with the new payment details and the address for notices. No agent is named on this page. If your tenant is also leaving, the tenant moving out planner dates the re-let.

Twelve questions to ask any letting agent
Ask them before you sign, and type the answers in the third column while you are on the phone. SYND's answers sit beside each question so you compare like with like. Nothing you type here is stored or sent.
| Question | SYND's answer, 12 October 2026 | Their answer |
|---|---|---|
| Which redress scheme are you a member of, and what is your membership number? | Property Redress, member no. PRS044043. Every letting agent in England must belong to a government-approved redress scheme. | |
| Do you hold my rent or the deposit? If so, which client money protection scheme covers it? | No. Rent, deposits and holding deposits are paid to you, not to SYND, so there is no client money of yours for SYND to hold. | |
| What is your management fee, is VAT on top, and is it charged on rent due or on rent actually paid? | 12% of the monthly rent, charged only on rent actually paid. No VAT is charged because SYND LTD is not VAT registered. The first five landlords pay 10% for 12 months. | |
| Is there a minimum contract, and what notice do I give to leave you? | No minimum contract. Two months' notice, either side. Ending management costs £0. | |
| Will you keep charging me after I leave, while the tenant you found stays? | Our written agreement sets out every fee and the day each one stops, and you read it before you sign. Ask any agent to show you the clause. | |
| How often do you inspect the home, and do I get a report? | Twice a year, each with a photo report. | |
| How does the rent reach me, and do I get a statement? | The tenant pays rent straight to you. We check it has arrived, chase it from day one if it is late, and send you a monthly statement. | |
| What do you add to a contractor's invoice for repairs? | 12% of the contractor's invoice, minimum £25. You pay the contractor directly, and we tell you before any work is ordered. | |
| What do you charge for a rent review or a renewal? | Nothing extra in full management: the yearly rent review and the section 13 notice are included. With tenant find only, a rent review is £99. | |
| Who gives the tenant the written statement of terms, protects the deposit and keeps the certificates? | SYND does. We do not hand over keys until the gas certificate, electrical report, EPC, alarms and deposit registration are in place. | |
| What happens when the rent is late? | We chase it from day one and keep you informed. Our fee is charged only on rent actually paid, so a missed month costs you no fee. | |
| Who will I actually deal with? | Stephen Yeboah, the director, runs every tenancy himself. |

Before you give notice
Four things to check in your agreement
- The minimum term, and how notice must be given. Many agreements accept notice only in writing, and some only let it end on an anniversary or at the end of a rent period.
- Continuing commission. A clause that charges you for as long as the tenant they introduced stays. If you have one, ask in writing what you would pay after you leave and when it stops. A term that was not made clear when you signed may be challenged as unfair under consumer law; your agent's redress scheme and Trading Standards can advise.
- Who holds the deposit and the keys. If the agent holds the deposit, it moves to you or your new agent and the scheme is told. The tenant's protection carries on.
- The handover list. Tenancy agreement, inventory, gas, electrical and EPC certificates (the compliance checker tells you which are due), deposit certificate and prescribed information, the written statement of terms, rent records and the repair history.
Letting agents in England must belong to a government-approved redress scheme, and councils can fine those that do not (government guidance, PDF). If you cannot settle a dispute with your agent, their scheme is the next step.
Switching to SYND
What taking over looks like
We check the existing paperwork, register anything missing, introduce ourselves to your tenant and take over from the day your old agreement ends. Full management is 12% of the monthly rent, charged only on rent actually paid, with no minimum contract and two months' notice either side. The first five landlords pay 10% for 12 months.

Questions
Leaving an agent, answered
Can I change letting agent with a tenant in situ?
Yes. The tenancy is between you and your tenant and carries on unchanged while they stay in the home; the agent only acts for you. You end the agency agreement under its own terms and the tenancy carries on unchanged. You, or the new agent, then tell the tenant in writing where to pay the rent and the address for notices.
How much notice do I have to give a letting agent?
Whatever your agreement says. Three months is common, some ask for one or two, and many will not let notice end before a minimum term is up. Give notice in writing, date it, and keep a copy. The calculator above works your dates out from what you type.
How do I switch letting agents?
Check your agreement for the minimum term, the notice period and any continuing commission; give notice in writing and keep a copy; tell your tenant in writing who they will deal with, where to pay the rent and the address for notices; and collect the handover list: tenancy agreement, inventory, certificates, deposit paperwork and rent records. The new agent takes over from the day the old agreement ends, and the tenancy itself does not change.
Can a letting agent keep charging commission after I leave?
Some agreements say so, for as long as the tenant the agent introduced stays in the home. Whether such a term holds depends on how clearly it was explained when you signed; terms like this have been found unfair under consumer law when they were buried in the small print. Ask in writing what you would pay and when it ends, and raise it with the agent's redress scheme if you think the term is unfair.
Do I need my tenant's permission to change agents?
No, but tell them in writing before the change, with the new payment details and the new address for notices. If the old agent holds the deposit, it is moved and the deposit scheme is told; the tenant's deposit protection does not stop.
What should I ask a new letting agent before I sign?
Their redress scheme and number, whether they hold your money and how it is protected, the fee including VAT and whether it is charged on rent paid, the notice period and any exit or continuing fees, how often they inspect, how rent and statements reach you, what they add to repair invoices, what renewals and rent reviews cost, who handles the legal paperwork, and who you will actually deal with. The twelve questions above cover each one.
Would SYND be cheaper than my current agent?
Not always, and the calculator says so when your current fee, including VAT, is already at or below SYND's. SYND charges no VAT because SYND LTD is not VAT registered, and the fee is charged only on rent actually paid, so compare the whole yearly cost and what is included: two inspections a year with photo reports, a monthly statement, rent chased from day one, the rent review and the section 13 notice.
